Commercial Property Condition Reports
Independent evidence. Clearer lease obligations. Fewer disputes.
Commercial Property Condition Reports provide a detailed record of a property's condition at lease commencement or exit, protecting landlords, tenants and property managers when it comes to damage, repairs and make good obligations.
From small offices and retail tenancies to large industrial properties, R24 provides Commercial Property Condition Reports Australia-wide.
Why you need a Condition Report
Commercial leases typically run from 5–15 years, including renewals. Over that time, it’s easy for memories (and paperwork) to blur. Without a baseline report, make good obligations can become unclear and that’s when disagreements arise.
A professionally prepared Commercial Condition Report establishes an agreed starting point so there’s no confusion later. It helps to prevent common disputes such as:
Responsibility for damage – Clearly shows what existed before the lease began, so neither party is blamed for pre-existing defects.
Alterations and fit-outs – Records the property layout and any tenant installations, making it easy to determine what must be removed at lease end.
Maintenance and repairs – Distinguishes between fair wear and tear and new damage, avoiding arguments about who pays.
External areas – Documents fences, hardstands, landscaped zones, and car parks so cleaning, repairs, or reinstatement are based on facts, not memory.
With a clear, independent record in place, both landlords and tenants can fulfil their lease obligations confidently and avoid costly misunderstandings at the end of the term.

Frequently Asked Questions
-
Not exactly. A Commercial Property Condition Report documents the condition of a property for lease commencement, lease exit and make good purposes. A construction dilapidation report is typically prepared before nearby construction or demolition works to record existing conditions in case damage occurs.
-
They are closely related, but serve different purposes. A Condition Report establishes evidence of the property's condition at a particular point in time, while a Make Good Report typically assesses the property against the tenant's obligations at lease exit. A commencement Condition Report can provide important evidence when make good obligations are later assessed.
-
A Condition Report can still provide a valuable independent record of the property's condition at lease commencement. Without one, it may be more difficult to establish whether damage or defects were pre-existing when the tenancy ends.
-
Ideally just before the tenant takes possession (entry) and again at the end of the lease (exit). For long leases, some clients also request interim inspections.
-
This depends on the lease and the parties involved. Condition Reports may be arranged by the landlord, tenant or property manager, so the relevant lease provisions should be checked where responsibility for the cost is specified.
